No. We coordinate directly with your tenants for access. You'll get the report and photo gallery through your Client Portal the same day with all the photos and findings. Most landlords prefer this hands-off approach.
Your report includes a To-Do List that separates tenant fixes from owner fixes. For example, if the air filter is dirty, we'll tag it as a tenant item with simple instructions. If there's water damage, we'll tag it as an owner item so you know to call a contractor. Each issue includes an estimated repair cost range based on Tampa Bay rates and a note explaining what happens if it's left unaddressed — so you can prioritize with confidence. If an issue was flagged on a previous visit, the report tells you whether it's new, recurring, or resolved. You decide what to do next.

Your Client Portal is a private dashboard where you can view all your inspections, browse photo galleries organized by room, read detailed reports, track invoice payments, and see how each property's condition has changed across visits. Secure login link sent to your email — no passwords to remember.
After each inspection, all photos are available in your Client Portal's photo gallery. Photos are organized by room, and you can filter by issues found. Each photo includes notes on any concerns. You can also zoom in, navigate with keyboard shortcuts, and download individual images.
Your inspection cycle runs automatically — we send an invoice each cycle and handle scheduling. You can view invoice status, manage payments, or cancel anytime from your Client Portal. All payments are processed securely through Stripe.
